Professional Services Assistant Property Manager in Washington, DC
Bilingual Property Manager (Spanish) needed for an expanding mixed multi-family portfolio in the Maryland/DC area. The ideal candidate will have a minimum of 2-4 years experience in managing multifamily properties (apartments/cooperatives/condos). The successful candidate must have well-developed interpersonal skills, communication skills, professional integrity and ability to complete assigned task in a timely manner. We are seeking a high energy, motivated individual with a strong work ethic and the ability to work in a fast paced and growing environment. This role includes a mix of time in the main office in Columbia, MD and working on properties throughout Washinton, DC. Candidates should be familiar with Washington DC housing knowledge specficially DCHA housing programs. All candidates must be computer literate, specifically MS Word, Excel, Outlook for Windows and Yardi Voyager a plus.
Qualifications and Responsibilities include but are not limited to the following:
- Owner, tenant, and board of directors’ contact
- Respond to owner changes and property operation needs
- Attend and run monthly board meetings and as needed
- The manager is responsible for maintaining compliance documents and records for all mixed financed properties, DCHA and HUD programs in collaboration with the main office.
- The ideal candidate will process or cause to be processed initial, annual, and interim resident certifications, monthly HUD vouchers for payment and submit reports to various regulatory agencies (DC) that have compliance oversight of properties managed.
- The Manager will also perform periodic reviews of completed certifications prior to agency audits and respond to and address any reported findings.
- Oversee HUD REAC and related inspections including preparation for, and corrections to deficiencies noted on report.
- Must possess exceptional analytical ability, problem solving capability and ability to improvise.
- Understanding of Federal and local Fair Housing Laws in assigned jurisdiction.
- Development and implementation of Resident Selection Plans, Affirmative Fair Housing Marketing Plans and Management Plans.
- Ability to adapt to evolving situations, work independently and meet deadlines.
- Develop annual operating budgets, prepare monthly budget variance reports for finance statements to send and review with owners.
- Advertise, market, show and lease vacant units when vacant or upon receipt of a notice to vacate from a resident.
- Engage attorneys to handle any legal matters concerning non-payment of rent, issues related to tenancy issues or other matter pertaining to the operation of the property.
- Respond to emergency situations during normal business hours, evenings and weekends and be "on call" for property emergencies as needed.
- Supervise all vacant apartment turnovers and insure they are completed within a reasonable time period for occupancy.
- Obtain, review and understand vendor contracts, insurance policies and related.
- Must have reliable transportation, a valid drivers’ license and maintain valid automobile insurance at all times throughout the duration of employment.
Education/Experience Requirements
College Degree preferred or work experience equivalent
Accredited Resident Manager (ARM) designation from the Institute of Real Estate Management (IREM) or other comparable property management certification preferred
Knowledge of Yardi Voyager software preferred
Certifications/ Licenses
DC Property Management License preferred
